North East Warm Homes Loan: surveys and quotations

Registration opened 8 October 2026. Full applications open 22 October 2026. Facts as published by Lendology, checked 11 October 2026.
WHNZ does not provide the loan, decide eligibility or guarantee finance, and is not a Lendology approved installer panel. The loan must be repaid. Consider grants and assistance first. Not paying by loan? Every service is also available as a normal private quotation.

WHNZ surveys, scopes, quotes and coordinates the work. Regional finance such as the North East Warm Homes Loan is applied for separately, and the provider assesses eligibility on its own terms.
A WHNZ surveyor assesses the property and issues a written specification and quotation, so you know exactly what is proposed before anything is committed.

Around a quarter of a home's heat escapes through an uninsulated roof. Current guidance is 270mm at loft floor level and most North East lofts have less than half of that. Typical starting prices are from £395 for a top-up and from £695 for a full installation, with the final price confirmed in a written quotation after we have assessed the loft.
ECO4 and the Warm Homes Local Grant will not fund loft insulation where there is already more than 100mm in place. That rules out most homes insulated under earlier schemes, even though 100mm laid twenty years ago has usually compressed well below that. If you have been told you do not qualify, this is usually why.
Solar PV and battery storage are supplied and installed through appropriately certified installer partners. We survey the property, prepare the design and introduce you to the right installer, who contracts with you directly and issues your MCS certificate.

Nobody here is paid commission on a sale. You get a survey, a written quote and time to think about it.
Solar and battery installation is delivered through appropriately certified installer partners whose qualifications we have checked. The installer contracts with you directly for the installation and issues your MCS certificate, which is what you need to register for Smart Export Guarantee payments.
A clear written quotation after the property has been assessed. Nothing proceeds until you accept it, and published prices are starting prices only.
Based in Sunderland, working across Tyne and Wear, County Durham and Northumberland.
Insulation usually comes before generation, because there is no point powering heat that escapes through the roof. Tell us about your property and your energy use and we will review both together. No obligation, no sales call.
Insulation and solar are where most of our work is, but WHNZ covers the full range of home energy measures, surveyed and quoted the same way.
Book an independent technical survey on its own. Heat pump sizing, solar layout analysis, insulation assessment and retrofit design are available without committing to any installation.
Quote led. No prices published here until surveyed and quoted in writing.
Your address, what you are looking at first (insulation, solar or both) and a rough idea of your energy use.
Both loft insulation and solar need a survey. For loft insulation we measure the loft, check existing depth, access and ventilation. For solar and battery we check roof size, pitch, orientation, shading and your consumer unit. If you are doing both, one visit covers them together.
We review the requirement and issue a written quotation, with the insulation specification or the system design. No obligation, and no work begins until you accept it.
Insulation is fitted to the 270mm standard with the work documented. Solar and battery is installed by your appropriately certified installer partner, who issues the MCS certificate you need for Smart Export Guarantee payments.
Single point of accountability
Work is delivered through a managed subcontractor network, but your contract and your point of contact stay with WHNZ throughout.
You contract with WHNZ, not with a list of individual trades. WHNZ scopes the work, allocates installers and stays responsible for coordination.
Certification paperwork from installing partners is collected, checked and filed, and warranty documents are recorded and passed on at handover.
Questions after installation come to WHNZ directly, not to a subcontractor. Issues are raised, chased and resolved through one office contact.

I have spent close to 20 years in the energy industry, almost all of it in energy and renewables. Ten of those years were at EDF Energy, working on regulated retail energy and government energy efficiency obligations, followed by Northern Powergrid, the network operator that handles every electricity connection across the North East, where I worked on connections, charging and low carbon technology activity alongside engineers and network designers. During Covid I moved into the NHS for a year, supporting finance teams at South Tyneside and Sunderland NHS Foundation Trust, then returned to renewables as Finance Manager for an ECO4 retrofit and renewables business, taking it through growth from around £200k to £4m turnover in under 12 months.
My background is finance, systems and governance, so I understand funding, grants, grid connections, evidence and paperwork. I am not an installer and I will not pretend to be. The work is done by appropriately certified installers whose qualifications I check before I work with them. What I do is make sure you get a proper survey, a clear written quotation and paperwork that is actually right.
Surveys are carried out by experienced independent surveyors. Installations are carried out by MCS certified installers whose qualifications we have checked before we work with them.
Insulation, solar and battery storage all count as energy saving materials, so they currently qualify for 0% VAT. This applies until 31 March 2027, after which the rate is expected to rise to 5%.
Insulation, solar or both. Tell us about the property and we will review the requirement and come back with a written quotation. Nothing proceeds until you accept it.
Managed specialist surveys, technical assessments and design support for individual properties, portfolios and retrofit programmes. Available on their own, without committing to an installation.
Local authorities, housing associations and landlords
WHNZ surveys, scopes and coordinates energy efficiency work across single properties, batches and programmes, with completion evidence recorded for every address. Technical survey capacity is also available to installers and delivery partners.
Delivered as a managed service, subject to capacity. WHNZ is not certified by or accredited to any lender, and no approval outcome is guaranteed.

Top ups start from £395 and full installations from £695. The final price is confirmed in a written quotation after we have assessed the loft. The main factors are the loft area, the depth of any existing insulation, access, and whether boarding needs lifting. Insulation currently qualifies for 0% VAT until 31 March 2027.
Current guidance is 270mm of mineral wool at loft floor level. Most North East lofts have less than half of that. Homes insulated under earlier schemes often have around 100mm laid decades ago, which will have compressed well below its original depth.
ECO4 and the Warm Homes Local Grant will not fund loft insulation where there is already more than 100mm in place. That rules out most homes insulated under earlier schemes, even though 100mm laid twenty years ago has usually compressed well below that. If you have been told you do not qualify, this is normally the reason. We quote for paid top ups in exactly this situation.
Usually yes. Insulation reduces the heat you lose, solar generates electricity, and there is little point powering heat that escapes through the roof. Insulation is also cheaper per unit of benefit. If you are considering both, we assess them together on one visit.
The price depends on roof size, pitch, orientation, panel count and whether battery storage is included. Solar and battery currently qualify for 0% VAT until 31 March 2027. We survey the property and confirm the price in a written quotation.
In most cases no. Roof mounted solar on a domestic property in England is normally permitted development, provided the panels do not protrude more than 200mm from the roof plane and do not sit above the highest part of the roof, excluding the chimney. Listed buildings and properties in conservation areas may need consent. We check this at survey.
A north facing roof generates considerably less and is rarely worth it on its own. East and west facing roofs work well, and an east west split array can spread generation across the day. Shading from chimneys, dormers or trees can often be managed with optimisers or microinverters. We assess orientation and shading at survey and tell you honestly if it does not stack up.
The Smart Export Guarantee requires larger licensed electricity suppliers to offer a tariff that pays you for electricity you export to the grid. To register you need an MCS certificate for the installation and normally a smart meter. Your installer partner issues the MCS certificate, and you apply to a supplier of your choice.

Loft insulation is typically completed in a day and often less. Solar and battery is typically one to two days. The expected duration is confirmed in your written quotation.
